There are many little things that you can do to set the stage to sell your home. Decluttering and cleaning are the two most important things sellers can do to get their home ready for showing, but small touches can make all the difference.

  1. Warm rooms up!-Bring life to a monotone bathroom with contrasting colours. Using bright accent colours can brighten up any space. IMG_2288
  2. Create focal points -Creating focal points is important to draw potential buyers to the highlights in the home. Placing a bright picture on top of a fireplace can help draw your eye up and showcase the details of the space. IMG_1577
  3. Accent With Colour  -Greens are my favourite colour to use as an accent. It is subtle yet invites life into the space.

10 steps why not to stage your home

This wonderful article was originally written by Janet Jones of Hawaii Home Staging & Design on Active Rain. It details all the reasons why home owners would choose NOT to stage their homes and make the selling process that much more difficult for themselves. Staging is one of the key tools a home owner has at their disposal which will make their homes stand out to buyers, both online and in person, so that they always sell faster and for what the properties are worth.
1.We want to test the market for 90 days.  And on the 91st day?  Price reduction–and realizing no matter what you do, you won’t get back in 90 days worth of potential buyers who have already eliminated your property.

2.  It costs too much money.  I have never seen a home where the staging costs would have exceeded the first price reduction.  And that doesn’t even factor in the monthly carrying costs of the home.

3.  We can’t stage the house, we’re living in it.  One common misconception is that staging is only for vacant homes.  Every home/condo can be staged, and you can actually live in it after staging. A professional stager will give home owners great tips for keeping the home in show-ready condition – and still live in it – during the course of a consultation
4.  We didn’t have to stage any of the other properties we sold over the years. Yes, once upon a time you could generate three offers by 5 p.m. on the same day your Realtor put the For Sale sign in your yard.  Not now.  Buyers are picky and they have a lot of homes to choose from.
5.  Everyone loves our house so buyers will love it, too.   What you, your friends and relatives love about your house may not be what today’s buyer wants.  Sellers are often baffled by the feedback they get after showings–amazed that buyers have found things they don’t like about the property.  We also know that friends & family aren’t always honest because they don’t want to hurt anyone’s feelings so relying on these subjective opinions instead of getting in a professional who is completely objective, often costs the seller both extra time on the market and lost equity.
6. We can clean the carpets and declutter without someone telling us how.  Yes, you can (and should) do this, but it is a tiny piece of staging.  Do you know what separates  “clutter” from “asset”?  Do you know how much to pack away and how much to keep out? Taking down everything so rooms are bare and sterile is almost as bad as messy, cluttered spaces. And what about all the other things that staging encompasses, like traffic flows, highlighting architectural features, updating, and appealing to your target market?
7.  The view alone will sell this place.  Then why, many months later are these great view homes/condos still on the market?  Could it be that buyers want something to go with the view–like a comfortable, move-in ready home?
8.  We would rather let the buyers makes their own paint/flooring choices.  And that equals a price reduction.  If buyers do make an offer on your home, they will double or triple the cost of these items and reflect that in their discounted offer price–which includes a deduction for the inconvenience.
10. Our home is professionally decorated.  A professionally decorated home is tailored to the owner’s particular needs.  Does it work for the new buyer’s needs?  You could see #1 above . . . .

If you are planning to put your house on the market this summer, you will need to set the stage for success.
1. Boost curb appeal. This is something you always hear, and with very good reason. Many people thinking of touring your home will do a quick drive-by first, often deciding on the spot if it is even worth a look inside. Make sure your home is ready to lure in onlookers with these tips:
Power wash siding and walkways
Hang easy-to-read house numbers
Plant blooming flowers and fresh greenery
Mow lawn, and reseed or add fresh sod as needed
Wash front windows
Repaint or stain the porch floor as needed

2. Welcome visitors with an inviting porch. Even if you have only a tiny stoop, make it say “welcome home” with a clean doormat, potted plants in bloom . Keep your lights on in the evenings, in case potential buyers drive by. Illuminating the front walk with solar lights is a nice extra touch, especially if you will be showing the house during the evening.

3. Get your house sparkling clean. From shining floors and gleaming windows to spotless counters and scrubbed grout, every surface should sparkle. You may want to hire pros to do some of the really tough stuff, especially if you have a large house. Don’t skimp — this step is key!

4. Strike a balance between clean and lived-in. Yes, I know I just said to get rid of all your clutter, but now it’s time to judiciously bring back a few elements that will really make your home appealing. Think fresh flowers, a basket of fresh farmer’s market produce on the kitchen counter or a bowl of lemons beside the sink.

5. Choose sophisticated neutral colours. Now is not the time to experiment with that “fun”-looking lime green. But that doesn’t mean you need to go all white, either. Rich mid tone neutrals like mocha and “greige” create a sophisticated backdrop that makes everything look more pulled together.

6. Create a gender-neutral master bedroom. Appeal to everyone with a clean, tailored bedroom , free of personal items and clutter. You can’t go wrong with clean, crisp linens, tasteful artwork and a blanket folded at the foot of the bed.

7. Open those closets! Open-house visitors will peek inside your closets. Closet space can be a make-it-or-break-it selling point for buyers, so show yours off to their full advantage by giving excess stuff the heave-ho. Again, this is really important, so even if you need to store a few boxes elsewhere, it’s worth it. Aim to have 20 to 30 percent open space in each closet to give the impression of spaciousness.

How to fix a squeaky floor

You may have memories of squeaking into your home after curfew only to be caught by the squeaky floor boards by the entrance. For those of us who no longer want to memorize the weak spots in our flooring, here are 4 techniques to fix the squeaks.

1. Screws
For more support and to help your fix last longer, drive a drywall or sheet metal screw up through the joist, shim, and into the subfloor. Of course, make sure your screw is long enough to grab the flooring itself but short enough not to poke through on the other side.

2. Above Ground Level
For second and third floor squeaks, (or a finished basement), there is no choice but to fix the noisemaker from above. The first step of course, is to locate the squeak as precisely as possible. The simplest fix is to drill pilot holes and then fasten the board to the joists along its entire length using drywall or sheet metal screws (which work better than the nails that are probably currently there).The joists run perpendicular to the boards. They are easy to find, because you can see the line of nails where the floorboards are attached to them.If you have carpeted floors or cannot see the line of nails, you can use a joist/stud finder available at your local hardware store.

3. Cheat with Glazier Points
If your squeak is coming from two floor boards rubbing together, try wedging glazier’s points (metal triangles used to install window glass) 6 inches apart, between the two boards. Use a putty knife to sink them as much below the surface as you can.

4. Humidity: Is it a Winter Thing?
If your floors squeak all over, and only when it’s very dry outside, try humidifying your house. A humidifier on your furnace will also keep your space more comfortable and reduce allergies.
