Winter selling tips first impressions

Hello everyone

When selling your home in winter one thing you need to consider is flooring. This is a step that many people forget. When potential buyers come see your property, they are most likely tired after seeing many homes in one day. Some really good ideas are to put down rubber mats, make sure these mats are at least 5×7 and take up most of the entry way that way people are not stepping on each other when coming through the front door. Another great idea is to buy a few pairs of comfy one-size-fits-all slippers from a department or discount store for visitors to wear while they view your home.

Staging

The dreary season makes staging even more important. By putting some time and effort in making your home look its best, staging can enable your house to stand out against the competition.

Warm it Up

Think warm and cosy when preparing your home for showings. Set the thermostat to a comfortable temperature to make sure potential buyers are warm. If you have a gas fireplace, turn it on before an open house or right before a showing. However, never leave a wood burning fireplace unattended.

By creating a warm and cosy atmosphere, buyers will feel your home is a welcome respite from the cold outdoors.

Take Advantage of Natural Light

Since daylight is limited during the winter, take advantage of natural light when you can. Schedule showings during the day when possible. Let the sunlight in by opening curtains and blinds as big as possible. Having all of your windows washed can also improve light and help show your home in its best possible condition.

Turn on Your Lights

Since buyers may see your home after the sun sets, welcome them by keeping your home well lit. Clean all light fixtures, lamps and bulbs to ensure they are giving off as much light as possible. Replace any burnt or weak light bulbs.

Do a walk-through of your home, inside and out, to ensure there is enough lighting. Consider adding fixtures if necessary.

Another trick is to set up both indoor and outdoor lights on a timer. Even when you’re not home, your home will always be well lit and welcoming to buyers.

Keep it Safe

After each snowfall, ensure your driveway and all walkways are well cleared. Keep ice at bay by scraping and salting. If your home is difficult to get to because of snow and ice, buyers will be turned off. It will also give the impression your home isn’t well maintained. Consider hiring a service to ensure snow removal is done promptly.

Make it Cosy

Add some warmth to your home with appropriate accessories. Focus on adding layers, such as area rugs, throw blankets and pillows. Hang plush towels in the bathrooms. Make sure all bedding seems appropriate for winter. These little touches will make your home seem cosy, warm and inviting.

Show Off Your Home’s Summer Potential

Do you have pictures of your well-appointed backyard or flower garden? Leave out a photo album with good shots of your outdoor spaces in various seasons. Show off your pool, pond, landscaping or curb appeal as the winter weather won’t do them justice.

Selling your home in the middle of winter is a little different then selling your home in the middle of summer. One of the most important differences is curb appeal; the exterior of your home is just as important as the interior. When working on the outside of your home, you need to keep a few things in mind,

Start with the exterior:

As with any time of year, make sure that the house looks well maintained and cared for, with eavestroughs clean and minor repairs taken care of. While you can’t paint in winter, washing paintwork and siding with warm soapy water on a mild day can make a big difference. Make sure the windows are freshly washed as well; winter light has a way of highlighting grime.

Tend to foliage

Make sure that shrubs and tree-branches bent down with snow don’t obstruct walkways or entrances; brush the snow off or prune if necessary. (It won’t hurt them.) Ensure that the walkway is shovelled and ice-free before every showing; not only is this a courtesy and crucial to making the home look well maintained, but if a visitor slips and is hurt, you could be liable for damages.

Adorn the entryway

A wreath on the front door, Christmas lights and a garland hung on the doorframe or front porch present a welcoming entry. Plant urns with festive greenery, the fuller the better: along with cedar or pine boughs, tuck in sprigs of holy, dried berries, magnolia leaves, corkscrew hazel or red osier branches, with silver ball ornaments and perhaps gold wire ribbon woven through the arrangement.
